Discovering the opportunity
Read OCPs, zoning, neighbourhood plans, transit-oriented policy and municipal GIS to identify sites others may overlook.
From identifying overlooked opportunities to understanding feasibility, securing owners and executing an assembly.
An intensive, comprehensive, live-online Masterclass that equips real estate professionals with the knowledge, analytical skills and practical strategies to identify, evaluate, negotiate and assemble development land opportunities. Learn the reasoning behind real transactions, difficult negotiations and the deals that never made it across the finish line.
01 / WHY THIS MASTERCLASS
Development land brokerage requires a different way of thinking. A site is not valuable simply because a policy permits more density; it must also work geometrically, financially and commercially. The right sequence of ownership conversations matters as much as the right parcel map.
This Masterclass connects municipal planning, site geometry, developer economics, ownership research, exclusive engagement, negotiations and transaction execution. Foundational concepts are explained clearly, while experienced Realtors are challenged with sophisticated real-world decisions.
See what we'll cover02 / COURSE CURRICULUM
A comprehensive, practical curriculum. Detailed lesson sequencing will be finalized as course development is completed.
Read OCPs, zoning, neighbourhood plans, transit-oriented policy and municipal GIS to identify sites others may overlook.
Move beyond headline FSR. Work through lot geometry, usable density, frontage, road dedication, physical constraints and the risk of orphaning parcels.
Understand feasibility, municipal charges, project costs and residual land value—why a development-site asking price cannot be established by residential comparables alone.
Research parcel ownership, identify decision-makers, plan owner outreach and build a purposeful prospecting sequence before approaching a potential assembly.
Navigate confidentiality, exclusive listing approaches, owner expectations, pricing, holdouts, sequencing, objections and opportunities that stall.
Explore commercial negotiation, offer structure, conditions, timing, deposit and extension considerations, and where experienced legal advice is essential.
Package opportunities for development buyers, understand their underwriting questions and learn approaches to confidential marketing and controlled tender processes.
Recognize key risks involving servicing, environmental and geotechnical work, surveys, entitlement, legal documentation and the path from conditional offer to completion.
Use realistic assembly scenarios and instructor-led debriefs to decide which opportunities to pursue, which to change—and when to walk away.
COURSE DEPTH Development feasibility and the logic of residual land value are central. Any dedicated Excel proforma workshop or take-home financial model will be identified in the final syllabus before registration opens.
03 / THE APPROACH
Why an otherwise promising assembly may fail. Why one holdout can change everything. Why zoning potential does not automatically mean financial feasibility. And how to recognize when to advance an opportunity—and when to walk away.
The focus is on practical decision-making, not just terminology.
Examples grounded in actual development-site challenges and transaction experience.
Learn how to assess opportunities systematically instead of relying on assumptions.
Small-group discussion of case scenarios, followed by instructor-led debriefs and an examination of what actually happened.
Leave knowing how to start identifying and evaluating potential opportunities in your own market—not just what the terms mean.
04 / THE LIVE EXPERIENCE
This is a live, three-day online intensive—not a video library or a passive webinar. Expect guided analysis, real-world cases and conversations about the decisions that make or break an assembly.
A digital PDF course booklet, including breakout scenarios, will be emailed approximately one day before class. Your copy is yours to keep.
Work through scenarios in small breakout groups, followed by instructor-led discussion and feedback. A working camera and microphone are required.
Examine the consequences of site selection, feasibility assumptions, owner sequencing, holdouts and deal structures—not just the successes.
You may retain the advance booklet. Any additional approved post-course resources, if provided, will be shared through a limited-duration download link rather than a student portal.
The instructor may record sessions privately for course improvement; instructor recordings will not be distributed to participants. Participant recording, screenshots and redistribution are not permitted. Full participation and privacy terms will be disclosed before payment.

06 / YOUR INSTRUCTOR
With over a decade of experience specializing in development land and land assemblies, Daniel brings first-hand knowledge of identifying opportunities, navigating complex ownership situations, evaluating development potential and working through the challenges of assembling sites.
He has personally participated in successful land assemblies representing over $400 million in aggregate transaction value.
His professional background also includes working within a commercial real estate office with more than $2.2 billion in collective development land sales.
The Masterclass draws on that practical perspective to teach not only what land assemblies involve, but how the decisions behind them are made.
